The Asset Management Council Sydney Chapter recently hosted a thought-provoking event that brought together industry leaders, professionals, and property managers to explore one of Australia’s most important and complex asset classes — residential strata.

The session examined the major risks and opportunities within strata asset management, from building defects and missing records to lifecycle costs and governance challenges that affect both owners and communities. A key theme was how the sector can move from reactive maintenance to proactive, data-driven management practices, using the Australian Building Manual Guideline as a foundation for better systems, accountability, and transparency.

Key Insights

  • 🏗️ Translating build quality achieved during design and construction into sustainable long-term performance.
  • ⚖️ Managing liability, procurement, and governance risks in strata portfolios.
  • 📊 Leveraging lifecycle costing, transparent levy planning, and digital documentation.
  • 💡 Turning “buyer beware” challenges into opportunities for innovation and confidence.

Speakers drew on key milestones such as the Shergold Weir Building Confidence Report (2018), the NSW Government’s reforms, and the Australian Building Manual Guideline (2020) to reinforce that protecting property value is about more than compliance — it’s about creating resilient, safe, and sustainable communities.
