Mission Australia Housing (MAH) is one of Australia’s largest Community Housing Providers managing around 2,000 properties in NSW, Victoria and Tasmania. Starting in 2013, MAH engaged Lake Maintenance (LM), a leading facilities management provider specialising in social housing, to provide end to end asset management services to its portfolio in Tasmania, with maintenance services coordinated through LM’s 24/7 Contact Centre.

This included undertaking property assessment surveys (PAS) to assess the safety, function and appearance of all properties, identifying repairs and replacements required to bring to standard.
Lake Maintenance has developed an Asset Management System (AMS) that:

  • Provides repository of Asset data, including condition data (PAS)
  • Records and updates Asset condition information based on work undertaken
  • Analyses condition results to inform maintenance decisions
  • Programs maintenance work based on priorities, risks and budgets

The AMS includes a Geospatial Information System (GIS) interface that represents asset data in a map format. This improves data accessibility and facilitates planning of maintenance. Condition assessment data is updated based on completion of maintenance, to provide “real time” information. MAH and LM have analysed data based on priorities and risks to inform maintenance plans and budgets to bring properties to standard and sustain this standard through planned and preventative regimes, delivering value for money and increased tenant satisfaction.
In the first year of this new approach, responsive maintenance was reduced from 86% to 30% of the total budget; 15% savings was achieved through the planned approach – delivering more maintenance for the dollar; and tenant satisfaction with maintenance went from 62% to 95%.
